Mold needs four things
Mold needs moisture, a food source (dust, wood, paper facing), the right temperature and time. In a Florida attic, three of those are always there. Moisture is the one you can control.
That's why cleaning visible mold without fixing the moisture source usually means it comes back.
Where attic moisture comes from
- Air leaks that let humid indoor or outdoor air move through the attic
- Sweating ducts: cold supply ducts in a hot, humid attic collect condensation, especially at leaky or poorly insulated joints
- Bathroom and kitchen fans that vent into the attic instead of outside
- Old roof leaks that soaked insulation which never fully dried
- Blocked soffit vents from insulation pushed against the roof deck

Warning signs
- A musty smell when the AC kicks on
- Dark spotting on the roof deck or around ducts
- Water stains on ceilings or around vents
- Damp, clumped or discolored insulation
- Allergy or asthma symptoms that feel worse at home
How we prevent it
- Inspect the attic and take photos of anything suspicious.
- Remove contaminated or water-damaged insulation and sanitize the attic.
- Air seal the ceiling and duct joints with a blower door running.
- Re-insulate to the right depth, with baffles to keep the eaves venting.
- Point out anything that needs another trade, like a fan venting into the attic or a roof leak.
