Two different ways to build an attic
A vented attic keeps the heat and moisture outside the house: insulation sits on the attic floor, the ceiling below is sealed, and soffit and roof vents let the attic breathe. Most Tampa Bay homes are built this way.
A sealed (unvented) attic moves the boundary up to the roofline: foam goes on the underside of the roof deck, the vents are closed, and the attic becomes semi-conditioned space. It can work well, but it has to be designed and installed as a complete system.
The half-way job
Problems start when a home ends up as a mix of the two: foam sprayed on the roof deck, but the soffit or ridge vents left open, gaps left at the eaves and gable walls, or old insulation left sitting on the floor. Humid outdoor air keeps flowing into a space that is now cooler than it used to be, and moisture can collect where it shouldn't.

Questions that need an answer first
- Will every vent be properly closed, and who confirms it?
- Will the gable walls and eaves be covered so the attic is actually sealed?
- How will the attic get a small amount of conditioned air or dehumidification if it needs it?
- Does my roof warranty or insurer have any requirements about foam on the deck?
What we recommend for most homes
For the majority of Tampa Bay houses, the vented attic done properly is the simplest and best-value option: remove tired insulation, air seal the ceiling and ducts with a blower door running, then blow in fresh insulation to the right depth, with a radiant barrier where the roof takes a lot of afternoon sun.
We do install spray foam in homes, but only as a complete sealed-attic system: every vent closed, gable walls and eaves covered, and the attic's moisture accounted for. It's also the right tool for mobile home underbellies and commercial buildings. If you already have foam in your attic and something feels off, our free inspection will tell you whether it was installed as a complete system.
