Why it matters

Your AC is cooling the attic too

Every gap in your ceiling lets cooled air escape and pulls hot, humid attic air back in: recessed lights, attic hatches, bath fans, wire and pipe holes, and the tops of interior walls.

Ducts are often the worst offender. ENERGY STAR estimates a typical duct system loses 20 to 30% of the air moving through it to leaks, holes and poor connections. In a Florida attic, that's cooled air you paid for, blowing into a 130°F space.

  • Find the leaks you can't see
  • Seal them with the right material for each gap
  • Prove it with a before and after number
Key benefits

What sealing actually does for you

Air sealing is one of the best-value upgrades for a Florida home. Here's why.

01

Cooler back rooms

Rooms at the end of long duct runs finally get the air they're supposed to, and the whole house evens out.

02

Lower energy bills

Less cooled air lost to the attic means shorter AC run times. One customer's bill dropped by over $100 after sealing.

03

Less dust indoors

Fewer leaks pulling attic dust, insulation fibers and debris into your rooms and onto your furniture.

04

Less humidity

Humid attic air stays in the attic instead of your living room, so the house feels less sticky.

05

Fewer pests

Sealed gaps and penetrations mean fewer highways for insects and other critters.

06

Proof, not promises

A measured leakage number before and after, so you can see exactly what changed.

How it works

Air & duct sealing, step by step

Usually done in a day, or as part of a bigger insulation job.

  1. 1

    Free inspection

We look at your attic, ductwork and air handler, take photos, and talk through the problems you've noticed in the house.

  2. 2

    Baseline test

A blower door is fitted into an exterior doorway and gently depressurizes the house, giving us a starting leakage number.

  3. 3

    Find the leaks

With the fan running, leaks show themselves. We track them down with a smoke pencil and a thermal camera, room by room and in the attic.

  4. 4

    Seal the house

Foam, caulk and sealants on recessed lights, top plates, plumbing and wiring holes, chases and the attic hatch.

  5. 5

    Seal the ducts

Accessible duct joints, boots and connections are sealed with mastic so the air you pay for reaches your rooms.

  6. 6

    Re-test

We run the blower door again, watch the number drop, and record the before and after result for you.

  7. 7

    Walk-through

We show you photos of what we sealed, explain the results and clean up before we leave.

Air & duct sealing FAQ

Your questions, answered

Straight answers to what people ask us most about air and duct sealing.

What is air sealing?
Air sealing means closing the gaps and holes that let air move between your living space and the attic or outside. In Florida homes, the biggest leaks are usually in the ceiling: around recessed lights, attic hatches, bath fans, plumbing and wiring holes, and the tops of interior walls.
What's the difference between air sealing and duct sealing?
Air sealing closes leaks in the building itself, mostly the ceiling and attic floor. Duct sealing closes leaks in the ductwork that carries cooled air from your AC to each room. Leaky ducts in a hot attic waste air before it ever reaches you, so we usually do both.
What is a blower door test?
A calibrated fan fitted into an exterior doorway. It gently pulls air out of the house so outside air rushes in through every gap. That gives us a leakage number to start from, and with it running we can find leaks by feel, with a smoke pencil and with a thermal camera.
Is the blower door test safe?
Yes. It's a gentle, controlled pressure difference that won't damage anything. If you have gas appliances like a water heater, we check them and take the right precautions before testing.
Where are the most common air leaks?
Recessed can lights, the attic hatch or pull-down stairs, bath and kitchen fans, plumbing and wiring holes, the tops of interior walls (top plates), chases around flues and pipes, duct boots where vents meet the ceiling, and the air handler closet.
How much air do leaky ducts really lose?
ENERGY STAR estimates a typical duct system loses 20 to 30% of the air moving through it to leaks, holes and poorly connected ducts. In an attic that hits 130°F or more in summer, that's a lot of cooling you're paying for and never feeling.
What do you seal leaks with?
The right material for each gap: spray foam for larger holes and penetrations, caulk and sealants for cracks and top plates, covers for recessed lights where needed, weatherstripping for the attic hatch, and mastic for duct joints, which lasts far longer than tape.
Should I air seal before adding insulation?
Always. Insulation slows heat, but it doesn't stop air moving through it. Once new insulation is down, the leaks underneath are buried and much harder to reach. That's why sealing comes first on every job we do.
Can a house be too tight?
Most Florida homes are a long way from being too tight. Because we measure before and after, we know exactly where your home ends up. If it gets very tight, we'll talk to you about ventilation so your home stays healthy.
Is duct sealing the same as duct cleaning?
No. Duct sealing closes the leaks so cooled air gets where it should. Duct cleaning removes dust from inside the ducts. If you're not sure which you need, ask us at the inspection and we'll give you an honest answer.
Can you seal ducts inside walls and ceilings?
We seal the ductwork we can reach, which in most Florida homes means everything in the attic plus the boots where vents meet the ceiling. Ducts hidden inside finished walls are harder to reach, and we'll tell you what's realistic.
How long does air and duct sealing take?
Most homes take about a day. It's often done as part of an insulation removal or re-insulation job, where sealing happens while the attic floor is clear.
Will I actually notice a difference?
Most people do: more even temperatures, less dust, and an AC that isn't running all afternoon. One customer told us sealing their attic lowered their electric bill by over $100. Every home is different, which is why we measure.
How much does air and duct sealing cost?
It depends on the size of your home, how leaky it is and how much ductwork needs sealing. You'll get a clear, written price on the day of your free inspection, with no pressure to decide.

Current HVAC tech here, I had Danny come out and did a performance evaluation on my home. Working in the HVAC industry I have a decent knowledge base on air flow and humidity in the home. After Danny came over he asked questions like : if there were any concerns & what I was looking to improve.

My main concern was air intrusion and if my A/C was fighting my home cause being in the HVAC trade I know my A/C is running correctly. He measure the air intrusion with a blower door test, s arched for air leaks with a smoke wand, and after showing where the air came from with the smoke put a thermal camera to show the heat coming in through those spots. Learned a lot from talking to the gentleman and everything he said lined up with what I know from the A/C side.

Check this out anyone looking to lower their electric bills from the loss of air conditioning and heating. I called a few companies that came in and showed me a different way to solve my problems and then I met Danny from heat Hunters Incorporated. Danny the owner did a blower test and showed me how air was leaking out all over the place I was amazed. They had a smoke machine thingy also where you could actually see where the leaks were. The last thing he checked was my attic which was unbelievably hot and he tested to show where all the problems were. Danny was very knowledgeable and professional 100%. I signed to deal with him and can't wait till my install next week. I know the job is going to be way more sufficient than the typical spray-in foam type of material that some use.

My wife and I have had pretty bad allergies since moving into this house in Florida. We met Danny at a trade show and he told us it might be because of dirty attic air coming into our living area. I was skeptical but had him over to check for air leaks and inspect the attic.

I was genuinely shocked at all the leaks he found and how nasty the attic was. I had no idea all my can lights in the ceiling were leaking so much. We had them do a full attic restoration and they got rid of all the old nasty insulation, disinfected, sealed up our ducts, and sealed up the attic floor before adding new insulation. They even installed some metal mesh around the house so rodents wont get in.

Believe it or not our allergies are not acting up at all anymore! I'm excited to see how much lower this next electric bill is too. Very happy. Thanks guys

I had a great experience with Heat Hunters. Their inspection was thorough, professional and easy to understand. They identified several areas where my home was losing energy that I never would have noticed on my own. The thermal imaging technology clearly showed where insulation improvements and air leaks were affecting efficiency.

Mr. Daniel Dalziel was very knowledgeable, friendly and took the time to explain the findings and recommendations without any pressure.

I highly recommend Heat hunters to any homeowner looking to identify energy loss and make smarter improvements to their home.

Questions

Frequently asked questions

Why remove old insulation instead of adding more on top?

Old insulation is often flattened, patchy, damp or contaminated with dust and rodent waste. Piling new material on top buries those problems and blocks access to the air leaks underneath. Removing it lets us sanitize, seal the leaks properly, then re-insulate on a clean base, so you get the full benefit of the new insulation.

What happens at the free attic inspection?

A Heat Hunters tech checks your attic, insulation and AC, takes photos of what's up there and walks you through them. You get clear options and same-day pricing. If nothing needs doing, we'll tell you.

What's a blower door and why do your installers use it?

A blower door is a powerful fan fitted into a doorway that depressurizes the house. While it runs, air rushes through every hidden crack, which makes leaks easy for our crew to find and seal. The reading drops as leaks are closed, so we know the air sealing is working.

How long does removal and re-insulation take?

It depends on the size and condition of your attic. You'll get a clear timeline with your quote, and we work around your schedule.

What types of homes do you work on?

Homes with an attic: single-family homes, townhomes, side-by-side duplexes and mobile homes. For businesses, see our commercial spray foam services.
